What type of housing do retired couples look for?

If I invest in real estate and my target tenant is retired couples, not families with kids, what features should the house have?What type of housing do retired couples look for?
Everything on one level (including laundry facilities). No basement stairs to go up and down.

If you want to rent to older folk that need a retirement home the latest is investing in full service condo's for the eldery. They have proffessional management to serve meals, cleaning, outings etc. All you do is purchase and collect rent. Most tenants stay until they have to move into a full service care center. The cash flow seems to be a little slim in our area but is increasing especially now since prices have dropped.





Another interesting shift is the building plus 55 condos close to ammenidies such as shopping, bus, subway. One project close to me was built in the parking lot of shopping mall with closed in access to the mall. This is a big concept in Hong Kong.
Quiet places, or places with old people so they wouldn't feel so old you know, plus they can relate.
visit retirement communities and ASK them!
affordable, amenities near by, and low maintenance.
Not a bunch of rooms. Probably condos or smaller houses I would assume.
